opportunity of helping with your vacation or weekend get-away.
We sincerely hope you enjoy your stay.
Check-in/Check out
Check in is at 3:00pm & Check out is at 11:00 am. A great deal
of work must be done to prepare a cabin for guest arrival & a
delay on your departure may result in the cabin not being ready
by 3:00pm for the next guests. Like you they are excited & want
to be in their cabin on time. Early check-in or a later check
out time may be available. Please check with Brasstown Valley
Homes & Land.
Making a Reservation
To make a reservation you must call our office at (706)-745-8160
or (800)-470-0774. You will also be required to mail or fax
back the Reservation Form. Without this, we cannot confirm your
reservation. You MUST use a credit card at the time of booking
to hold your cabin. There will be a $125.00 holding deposit
charged to the credit card at the time reservation. Upon
check-in, this will be credited toward the total amount due.
The remaining balance must be paid in cash, money order,
travelers check, or credit card at time of check-in.
Minimum Age Requirement
You must be of “legal & responsible age” to rent our cabins.
You must be 25 years old. (Of course, children are Always
welcome with adult supervision) The person renting the cabin
MUST BE one of the guests who remain with the rental party
throughout their stay. If you are 25 years old, but have guests
in your group who are in their late teens to early 20’s and they
are unable to abide by our rules, you may find this to be very
costly. Parents please do not make reservations for your
children. They will be required to show proof of age at time of
Check-In and the entire rental amount will be forfeited.
Minors must be chaperoned
If minors are found un-chaperoned, all guests will be evicted
immediately with no refund of rental monies paid.
Confirmation of Reservation
After making a reservation and we have received your Reservation
Form, you will receive a Rental Package by email, fax or mail.
This will include a Statement of Charges, Rules and Directions
to our Office. It is your responsibility to insure you have all
the proper information for your rental stay.
Payment Policy
Payment is expected in full at time of Check-In. Cash, Money
Order, Travelers Check, or Credit Cards, (Visa, Master Card,
Discover, American Express) are accepted.
Returned Checks
A $35.00 Service Charge will be incurred for any returned
checks.
Cancellation Policy
Cancellations should be made two (2) weeks prior to arrival. In
the event of a timely cancellation, deposits will be refunded
less a $25.00 processing fee. If the cancellation is made 7-13
days before scheduled arrival a 50% refund will be made, 6 days
or less before arrival, no refund will be made.
No Show Policy
In the event, you do not show on the day of check-in, the total
amount of the Reservation will be charged along with a $30.00
administration fee. NO EXCEPTIONS
Listing and Pricing
Rates are based on four (4) people. There will be an additional
$10.00 per person per night additional charge for more than 4
people. Our Rentals have a two night minimum, unless otherwise
stated. Rates may be higher for holidays and the peak season
time period. We have made every effort to ensure that all
information on Brasstown Valley Homes & Land website is
correct. Rates, Fees, Furnishings and taxes are subject to
change without notice. Management will be glad to confirm all
data contained or answer any questions you may have prior to
booking your reservation. Brasstown Valley Homes & Land
management will make every effort to notify you of any changes
prior to your arrival date.
Late Check-In Policy
The balance of the reservation will be charge to your credit
card at 5:00pm on the evening of your arrival. If you are
checking-in on a holiday, the balance will be charged on the
last business day before check-in. If you would like to make
other arrangements please call the office.
Taxes
Guest will be responsible for taxes.
Cleaning Fee
Guest will be responsible for cleaning fee. This is
Non-Negotiable. Should you arrive at your cabin and have issues
with the cleaning, please contact Brasstown Valley Homes & Land
as soon as possible. If you wait more than 24 hours to notify us
of the problem, we will assume the problem is a result of your
stay. We will make every effort to resolve the problem.
Keys
All keys must be returned to Brasstown Valley Homes & Land upon
departure. Our rental cabins are privately owned, and Guest(s)
are responsible for lost keys. The property must be re-keyed in
the event the key is lost, misplaced, or not returned. Guest(s)
will be responsible for the cost of this procedure.
Smoking
Absolutely NO smoking inside cabins. Failure to observe this
rule will result in additional charges. If the interior of the
cabin smells of cigarette or cigar smoke, we will assume you
smoked inside the cabin. If you choose to smoke, please do so
outside. If you smoke on the porches, please close all doors and
windows. Please do not litter.
Pet Policy
Only adult dogs are permitted in some cabins. Puppies up to 15
months old are not permitted in any of the cabins. There will
be an additional $25.00 pet cleaning fee. This is
Non-Negotiable.
Pet Policy ~ Guest(s) acknowledge, understand and agree that for
Agents to continue its very lenient Pet Policy, the following
items must be adhered to:
- There is a $25.00 pet cleaning fee.
- Pets are NOT permitted in the hot tub. Guest(s) agree to pay not less
than $100.00 additional cleaning fee if the pet gets into the
hot tub.
- Pets MUST BE COMPLETELY HOUSE BROKEN! WELL
BEHAVED AND PEST FREE.
- Pets are NOT allowed on any of
the beds or furniture. Guest(s) will be charged and additional
cleaning fee of not less than $50.00 if pet hair causes a delay
in cleaning service.
- Guest(s) agree they will
NOT use
any linens or towels on pets.
- Guest(s) agree to bring
pets’ crate and bedding for their pets. While Guest(s) are away
from the cabin, guests will be sure that pet is secured in a pet
carrier and NOT left to wander inside the cabin, screened porch
or outside.
- If pets have and accident in cabin, all
clean up will be performed by the Guest(s). Guest(s) further
agree to police waste from the grounds and deposit in a plastic
bag and placed in outside garbage cans. Guest(s) agree that
failure to comply with clean-ups of either inside cabin or
outside cabin, will result in an additional cleaning charge of
not less than $50.00.
- Should damage to the cabin,
grounds or furnishings (including lines) or flea infestation
occur, the Guest(s) is responsible for said charges, if the
credit card will not cover these charges Guest(s) will make
arrangements with Brasstown Valley Homes & Land for replacing
and/or repairing the damages. These charges include the time
involved by Brasstown Valley Homes & Land Rentals in correcting,
clean up, fumigation, replacement, repair of said damages.
- Guest(s) agree to be in full control of their pets at
all times and take full responsibility for their pets well
being.
- If any of the Pet Policy items are not met, Guest(s)
are in violation of the agreement/contract, they are authorizing
Agents to charge Guests Credit card on file for any damages
Sustained.
Alcoholic Beverage
By Georgia Law, no drinking of
alcoholic beverages by persons under the age of 21 is permitted.
Repairs and Service Calls
Brasstown Valley Homes & Land cannot
guarantee against Mechanical failure of heating, air
conditioning, hot tubs, TV’s, Satellite Receivers, VCR/DVD
players or other appliances. Please report any equipment that
is not working properly. Brasstown Valley Homes & Land will make
every effort to resolve the problem as quickly as possible.
Should a repair person make a call to a cabin and find equipment
is in working order, and the problem was due to Guest(s)
oversight or neglect, the charge for the service call will be
the Guest(s) responsibility. Guest(s) understand and agree that
Brasstown Valley Homes & Land or its repair people might need
access to the cabin for the purpose of making the repair.
Acts of God/ Construction Noise
Brasstown Valley Homes & Land will
not be liable for events out of their control, which may
interfere with guest occupancy, including but not limited to,
Acts of God, acts of governmental agencies, fire, strikes, war,
inclement weather and construction noise from nearby sites. No
discounts or refunds will be offered in these circumstances.
Cleaning Requirements
Guest(s) are required to leave the
property in the same general condition it was when Guest(s)
arrived. Dishes should be cleaned and put way, beds should be
stripped. Agent(s) will dust, vacuum, sanitize and clean all
towels and lines upon your departure. If additional cleaning is
required, appropriate charges will be charged to your credit
card that we have on file. Guest(s) is responsible for any
damage, abuse, excessive clean-up requirements, or loss caused
by any member of Guest(s) party to the property or its contents
during Guest(s) occupancy.
Indemnification and Hold Harmless
Guest(s) agree to indemnify and save harmless the Owner and
Agents of Brasstown Valley Homes & Land for any liabilities,
theft, damage, cost or expense whatsoever arising from or
related to any or litigation which may arise out of, or in
connection with Guest(s) use and occupancy of the rental
property including but not limited to any claim or liability for
personal injury or damage or theft of property which is made,
incurred or sustained by Guest(s). The terms “Agent(s)” and
“Owner” as used in this Agreement shall include their heirs,
successors in interest, assigns, employees, agents and
representatives where the context requires or permits. The
terms “Guest(s)”, “You” and “Your” as used in this Agreement
shall include Guest(s) heirs, successors, assigns, guest,
invitees, representatives and other persons on the rental
property during Guest(s) occupancy ( without regard to whether
such persons have authority under this Agreement to be upon the
rental property), where the context requires or permits.
Right of Entry
Guest(s) agree that Brasstown Valley Homes & Land
Management reserve the right to enter the rental property
anytime to investigate disturbances, check occupancy, check for
damage, make repairs, alterations or improvements as Agent(s)
deem appropriate.
Expedited Eviction
A material breach of this
Agreement by Guest(s) is the sole determination of Brasstown
Valley Homes & Land Management which results in damage to the
premises, personal injury to Guest(s) or others, a breach of the
peach, a nuisance to others, or a violation of criminal law or
local codes shall be ground for termination of Guest(s)
tenancy. Violation of any of the rules contained in here will
result in IMMEDIATE EVICTION and forfeiture of rental monies
paid.
Check-out Procedure
These cabins are privately owned and well loved. We do not expect you to clean the cabin before
you leave, but please do leave it as neat and undamaged as you would hope someone to leave yours.
- Please wash and put away all dishes, pots, pans and cooking utensils.
- Strip sheets and pillow cases from the used beds and place linens in the bathroom.
- If you use a sleeper sofa/futon, please strip the bedding before folding it up and place the linens in
bathroom. (Please return sleeper or futon to normal sitting position.
- Place all used towels, washcloths, and kitchen lines in bathroom with bed linens. ( No wet towels on the wood
floors, please)
- Please return all game and puzzle pieces to their proper boxes and return them to their proper location.
- Please remove all personal food items from the refrigerator, freezer and cabinets.
- If you use the grill, please ensure that it, along with all the utensils, has been left clean, the propane bottle for the gas grill is turned
off and the cover is on.
- If you used the hot tub, please make sure the cover is replaced tightly. Please lock clips (if
provided).
- If you used a wood burning fireplace, please make sure that all ashes have been taken out. ( Make sure they
are cool first)
- The owners prefer that their items not be moved. If you must move an art object or piece of furniture,
including outside furniture, please return it to its proper location before leaving the cabin.
- The thermostat should be left on 55 degrees in the winter time, and 78 during summer
months.
- Turn off all lights, ceiling fans, TV’s etc…
- Please lock all doors and windows. (Please do not leave our owner’s items vulnerable to theft by leaving the cabin unsecured)
- It is very likely that guests will be checking
in the same day you leave. To reduce confusion, please make sure that you have all of your personal items before leaving.
- Please bag all garbage and place in outside bins. Please pick up all outside litter, including cigarette butts, and place in
garbage bags inside the bins. ALL garbage must be bagged. Loose items inside the outside bins will result in an extra charge of
$10.00.
